Next business day. He will ask a few things the form does not cover, and answer whatever you want to ask him. This is a conversation, not a sales call.

He looks at the property

Usually in person. You do not need to clean, tidy, move anything, or be there if you would rather not.

You get a number

A cash offer on the house exactly as it sits. He will walk you through how he got to it so it is not just a figure with nothing behind it.

You decide

Take it, think about it, or say no. If the number does not work for you, that is a normal outcome and there are no hard feelings.

You close on your timeline

Most closings happen in about two weeks, though it can be faster or slower depending on what suits you. If you need time to clear the house out or sort something with family, say so and we work around it.

What we cannot help with

Not every property is a fit. Manufactured homes in a park or on rented land are a different kind of transaction and not something we buy. Some houses simply do not work at any price, and if that is the case with yours, Aaron will say so early rather than waste your time.
