Most of it comes down to the house and the number. Condition is rarely the problem. Here is what is usually a fit and what is not.

Property types

Houses on their own lot

The most common thing we buy. Any age, any condition.

Manufactured homes on land you own

Yes.

Duplexes, fourplexes and small multifamily

Yes. Less common for us, but the numbers decide it rather than the type.

Land and vacant lots

Yes, depending on the lot and the price.

Bigger houses

Four bedrooms and up are fine. Not our most common purchase, but they often make good projects.

Condition is not the problem

This is the part sellers worry about most and it is usually the part that matters least. A house full of belongings, heavy smoke, water damage, a roof that needs replacing, years of deferred work, none of that rules a property out. It changes the number, not the answer.

You do not need to clean anything, clear anything out, or fix anything before we look at it. Take what you want and leave the rest.

Ownership situations

Straightforward ownership is easiest, but most of what we see is not straightforward.

Inherited property

Common, and workable. Whether the deed has moved into your name yet changes the paperwork, not whether we are interested.

Several heirs

Everyone who has to sign eventually needs to agree. If you are not there yet, tell us anyway and we will keep in touch rather than push.

Probate or an estate

Workable. It affects timing more than anything else.

You are not sure who is on the deed

Also fine. That is a public record and we can check it.
